PurposeoftheRoleBuildingMaintenanceOfficer
TheBuildingMaintenanceteamidentify,prioritiseandmanagethedeliveryofreactiveandplannedmaintenanceworks;ConductsiteinspectionsandcarryoutpropertyconditionsurveysandoverseethemanagementofLegionella/asbestoshazardsandstatutorycomplianceworksonbehalfoftheCouncil.Supporttheimplementationofcorporatelandlordmodelandnewcomputeraidedfacilitiesmanagementsystem.
MAINDUTIESBuildingMaintenanceOfficer
Asdirectedundertakeplannedmaintenancealongwithrevenueandminorcapitalworkprojects.Identifyandunderstandschemerequirementsanddevelopadesignbrief.Carryoutsurveysand,interpretingtherequirementsoftheclient,developeffective,imaginativeandinnovativesolutionstomeettheschemesrequirementsinacost-effectivemanner.
Withinoverallproceduralframeworkdevelopandmaintainsystemsandprocedurestomanageriskandfinancialresourceseffectively.Manageprojectdeliveryandensurethattheindividualschemeobjectivesaremet.
EnsurethatdesignworkiscarriedoutincompliancewithConstructionDesignandManagement(CDM)legislation.
Respondtoreactivemaintenancerequirementsandassessmostappropriatecourseofaction.Inspectandidentifyworkrequirements,prepareestimatesandprovideadvicetoclients,preparespecificationanddrawingsasnecessary,seektender/quotationsandmanagedeliveryofthenecessaryworks.
Carryoutinspectionsandidentifyremedialworkrequirementsfollowingactsofvandalism,fireorstormdamageorotherinsurancerelatedclaims.
Carryoutconditionsurveysandpreparereportsandestimatesinassessmentofplannedmaintenancerequirementsandworksprioritisation.
Carryoutdilapidationsurveysandpreparereportsandestimatesatthecommencementorterminationofleasingarrangements.
Carryoutsurveysand,inconjunctionwiththeFireOfficer,preparereportsandestimatesinconnectionwithfireriskassessments.
ProvidetechnicalsupportandadvicetoelectedMembers,seniorofficersandpartners,asappropriate.
Visitdesignatedsitesacrosstheboroughtoprovidesupportandtechnicaladvice.TheMaintenanceOfficerwillbeassignedaspecificareaandwillbeexpectedtocarryoutregularsitevisits,maintainingastrongfamiliaritywithallstatutorycompliancerequirementsrelatingtoeachproperty.Inaddition,tomeetkeyperformanceindicators(KPIs),youwillberequiredtoundertakecontractorpost-inspections.
