Head of Tenancy Progression
Salary, £37,000 to £45,000, depending on experience
Hours, full time, office based five days a week
The Opportunity
A well regarded estate agency in Wimbledon is looking for an experienced tenancy progression professional to step up into a Head of department role. This is a genuine leadership position, taking ownership of the entire tenancy progression function and the team delivering it, rather than simply progressing your own caseload.
You will set the standard for how tenancies move from offer to move in, build a process the whole team can work to, and act as the senior point of escalation when a tenancy needs a firmer hand or a difficult conversation with a landlord or tenant.
The Role
Leading and developing the tenancy progression team, including workload allocation, training and day to day performance management
Owning the tenancy progression process end to end, from offer acceptance through referencing, right to rent checks, AML checks on landlords and tenants, and AST agreements, to move in
Overseeing renewals, including rent negotiation, new AST agreements and associated invoicing
Ensuring rent guarantee and insurance products are managed correctly across the portfolio
Managing selective, additional and HMO licensing compliance across the managed stock
Acting as the senior escalation point for complex tenancies, disputes and problem cases
Working closely with the lettings and property management teams, and providing cover for property managers when needed
Reporting on team performance, pipeline and compliance to senior management
Keeping the team, and the wider business, up to speed with the Renters Rights Act 2026 and any further legislative change, and making sure processes are updated accordingly
Building and maintaining strong relationships with landlords, tenants and referencing partners throughout
About you
Solid background in lettings and tenancy progression, ideally with some experience leading or mentoring others
Strong working knowledge of tenancy legislation, including the Renters Rights Act 2026, and confident keeping a team compliant as the law evolves
Excellent communication and negotiation skills, comfortable managing relationships with landlords, tenants and colleagues at every level
High attention to detail and a methodical approach to compliance and documentation
A calm, solutions focused approach under pressure
Comfortable with technology and able to pick up new systems quickly
A natural leader who enjoys developing people as much as progressing tenancies
