Key Responsibilities:-
- Manage the day-to-day construction of multiple residential homes.
- Oversee homes from pre-construction through final completion and homeowner closing.
- Coordinate and schedule subcontractors, trade partners, suppliers, and inspections.
- Monitor construction schedules and ensure projects remain on track.
- Conduct regular jobsite inspections to verify workmanship, materials, and construction quality.
- Ensure construction follows approved plans, specifications, building codes, and company standards.
- Identify construction issues early and coordinate timely solutions.
- Monitor jobsite safety and ensure subcontractors follow safety requirements.
- Track materials and coordinate deliveries to avoid construction delays.
- Review work completed by subcontractors and ensure deficiencies are corrected.
- Manage punch-list items and coordinate final completion.
- Coordinate homeowner walkthroughs and assist with preparing homes for closing.
- Communicate regularly with management regarding project status, delays, budget issues, and quality concerns.
- Maintain accurate construction records, schedules, inspections, and project documentation.
- Work closely with purchasing to resolve material and vendor issues.
- Assist with warranty-related issues after closing when necessary.
- Maintain professional relationships with homeowners, subcontractors, suppliers, inspectors, and internal teams.
- Ensure homes are completed within established budgets, schedules, and quality expectations.
Qualifications:-
- 3-7+ years of experience in residential homebuilding or new home construction.
- Experience managing residential construction projects from start to finish.
- Strong understanding of residential construction processes, including foundations, framing, roofing, electrical, plumbing, HVAC, drywall, flooring, cabinetry, and finishes.
- Experience coordinating subcontractors and trade partners.
- Ability to read and interpret construction plans, drawings, and specifications.
- Strong scheduling, organization, and time-management skills.
- Ability to identify construction defects and quality issues.
- Strong problem-solving and communication skills.
- Comfortable working primarily in the field and visiting multiple jobsites.
- Knowledge of residential building codes and construction safety practices.
- Experience with construction management software preferred.
- High school diploma required; degree or construction-related certification preferred.
- Valid driver's license and reliable transportation.
