Portfolio Surveyor Time Recruitment - Hiring on behalf of a leading UK Property Group Time Recruitment is proud to be partnering with a long‑established, privately owned, multi‑disciplined property organisation based in Alderley Edge. Our client manages an extensive UK commercial portfolio exceeding 7 million sq ft, including offices, industrial units, retail schemes and leisure developments, alongside a smaller residential portfolio. We are now seeking an experienced Portfolio Surveyor to join their Portfolio Management team. The Role As a Portfolio Surveyor, you will take responsibility for a defined portfolio of commercial properties, working closely with internal teams across Building Surveying, Facilities Management, Accounts and Rating. You'll act as the primary point of contact for occupiers, ensuring a proactive, professional and high‑quality service. This position is ideal for someone who enjoys negotiation, communicates confidently and has a meticulous eye for detail. Key Responsibilities Manage a portfolio of commercial assets, taking responsibility for all landlord and tenant matters including: Rent reviews Lease renewals Re-gears and lease restructuring Lease assignments and sub-lettings Act as the primary contact for occupiers, building strong professional relationships and delivering a high standard of service Identify opportunities to enhance asset performance and income across your portfolio Undertake regular property inspections and work collaboratively with Building Surveying and FM teams on asset condition and planning Work closely with Finance and FM teams on: Service charge budgeting and reconciliation Cost control and value optimisation Support business rates management alongside Property Accountants and FMs Provide guidance to on-site teams and building managers Manage all professional property matters within your allocated portfolio, including lease renewals, rent reviews, break options, assignments and sub‑lettings. Serve as the main occupier contact, delivering exceptional service and maintaining strong relationships. Conduct regular, detailed property inspections and collaborate with Building Surveying and Facilities Management teams. Oversee service charge management, including annual budgeting and reconciliation, working closely with Property Accountants and Facilities Managers. Support the Rating team with business rates matters. Provide guidance and support to on‑site Building Managers. Ensure full compliance with Health & Safety and all statutory obligations. Experience & Qualifications Several years' experience in commercial property management is essential. MRICS qualification is preferred but not essential for the right candidate.
