Pre-Construction Commercial Manager
for a successful and growing business specialising in high-quality commercial interior fit-out. This isn't a role managing the commercial side of live construction projects. Instead, you'll take ownership of the
commercial pre-construction process , working on opportunities from tender receipt through pricing, procurement and commercial assessment before handing a robust, properly bought project across to the delivery team. Estimator, Quantity Surveyor or Commercial Manager
who wants to move into a broader pre-construction role.
The Role
You'll be involved from the point an opportunity lands, taking responsibility for: Managing the pre-construction process from tender through to project handover Reviewing tender documentation, drawings and specifications Pricing and commercially assessing opportunities Procuring subcontractor, supplier and specialist packages Obtaining, analysing and negotiating quotations Building and maintaining strong supply-chain relationships Preparing tender submissions and commercial assessments Producing client valuations where required Identifying commercial risks and opportunities Developing value-engineering options Preparing procurement schedules aligned with project programmes Ensuring projects are commercially robust before moving into delivery Working closely with the delivery team to ensure a smooth handover
About You
We're looking for someone with a strong commercial grounding in construction and experience across
tendering, estimating, procurement or pre-construction . You may currently be a: Pre-Construction Manager Estimator / Senior Estimator Quantity Surveyor Commercial Manager Procurement Manager Your current job title matters less than your ability to
understand a tender, build the numbers, procure the right packages, negotiate commercially and get a project ready to deliver . Experience within
commercial interior fit-out, refurbishment or a closely related sector
would be a significant advantage. You'll also need to be commercially sharp, a confident negotiator, highly organised and capable of managing several tenders and priorities simultaneously. Most importantly, you'll be someone who takes ownership rather than waiting to be managed.

You'll join an established, growing business where pre-construction has a direct impact on both winning work and delivering it profitably. There's scope to make the role your own, develop strong relationships across the supply chain and play an important part in the company's continued growth. The role is currently home-based and candidates can be located anywhere in the UK. There may be a requirement for some attendance at a London office in the future, with flexibility around frequency and working arrangements.
