As demand continues to grow, we're looking for a commercially sharp, client-obsessed Preconstruction Director who can sit at the front end of major workplace opportunities and turn relationships into revenue.


This is not a back-office estimating role.


This is about influence.


Influencing clients. Influencing design. Influencing consultants. Influencing outcomes.


You'll lead the pursuit and conversion of major CAT B workplace projects typically ranging from £10m to £30m+, working alongside some of the industry's strongest design, commercial and delivery teams.


Who Will Love This Role?


You will be:


  • Leading major workplace pursuits within a design-led D&B environment
  • Running preconstruction for complex commercial fit-out projects
  • Driving client engagement, pitches, workshops and bid strategies
  • The person clients ask for by name when a key project lands


What You'll Be Doing


  • Owning high-value opportunities from first conversation through to contract award
  • Building trusted relationships with occupiers, project managers, consultants and advisors
  • Leading compelling bid strategies and client presentations
  • Shaping design solutions that win projects, not just price them
  • Driving collaboration across design, commercial and delivery teams
  • Becoming a recognised face in the London workplace market


What We're Looking For


  • Proven experience leading preconstruction and work-winning activity on D&B workplace projects
  • Strong knowledge of commercial office CAT B delivery
  • Experience securing projects in the £10m-£30m range
  • Exceptional presentation, relationship-building and stakeholder management skills
  • Commercial intelligence coupled with strong design awareness
  • Natural gravitas and credibility in front of clients, consultants and senior decision-makers
