Main Purpose
The purpose of this role is to bring commercial control, supplier discipline and procurement governance to property management services across the portfolio.
Working across Property Management, Facilities Management, Asset Management and Finance, the Procurement Manager owns procurement delivery, supplier management, tender activity, contract governance and cost control. The role is there to ensure the business buys well, manages suppliers properly, challenges cost and service assumptions, and protects value through clear processes and strong commercial judgement.
Success depends on being able to turn procurement strategy into practical delivery. The postholder is expected to manage competing workstreams, support operational teams, maintain supplier accountability and ensure procurement activity is compliant, commercially robust and aligned to asset and service requirements. The standard expected is that of a high-performing Procurement Manager who takes ownership of procurement outcomes, supplier performance and value delivery.
This is a growth role within an expanding procurement function. A background in Facilities Management or Real Estate is required, ideally with a bias towards M&E.

Main Duties:
- Lead procurement activity across the portfolio, ensuring value for money, quality, and service delivery
- Identify opportunities to consolidate the supplier base, driving efficiencies, cost savings, and improved contract management
- Manage end-to-end tender processes (ITTs/RFPs/RFQs), from scoping through to negotiation and contract award
- Build and maintain strong relationships with key suppliers, ensuring consistent performance and accountability
- Management of approved suppliers database, including vetting and onboarding of new suppliers
- Negotiate commercial terms, contracts, and service level agreements to deliver optimal outcomes for the business
- Collaborate closely with Asset Management, Property Management, and Facility Management teams to align procurement strategies with operational needs
- Monitor supplier performance through KPIs and SLAs, implementing improvements where required
- Support the development and implementation of procurement strategies alongside the Procurement Lead
- Ensure compliance with internal governance, risk management, and procurement policies
- Deliver clear and concise reporting on cost savings, supplier performance, and procurement activity
Requirements, Skills and Qualifications
Education & Qualifications:
- Bachelor’s degree in Business, Procurement, Supply Chain, or related field
- Professional procurement qualification (e.g., CIPS) is highly desirable
- Proven experience in a Procurement Manager or similar role, within real estate, property, or facilities management
- Track record of supplier consolidation and cost-saving initiatives
- Experience managing Facility and Property Management or construction related categories
- Demonstrated success in contract negotiation, tendering, and supply chain management
- Strong commercial acumen with a focus on value creation and efficiency
- Excellent organisational skills with the ability to manage multiple priorities and stakeholders
- Data-driven decision-making, with experience analysing spend and identifying procurement opportunities
- Confident communication and presentation skills, able to influence senior stakeholders
- Proactive, solutions-focused, and adaptable in a dynamic environment
- High attention to detail and commitment to compliance with governance and risk frameworks
