Commercial Lead / Senior Quantity Surveyor - High-Rise Residential Location: Welwyn Garden City Contract: 6 Months Initial (Strong Potential for Extension) Pay Structure: Day Rate Only (Inside IR35 or CIS) Start Date: ASAP Project Phase: Live Project - Currently in Procurement Phase A Tier 1 main contractor is seeking a heavy-hitting Commercial Lead / Senior Project Quantity Surveyor to take immediate ownership of a major high-rise residential tower scheme. The project is live and currently entering its procurement stage, requiring a strong commercial operative with deep experience across both full pre-construction and post-construction management. Mandatory Requirements Tier 1 Background: Extensive, direct experience working with Tier 1 Main Contractors is essential. High-Rise Resi Track Record: Verifiable portfolio of delivering high-rise residential tower developments. Full Pre- & Post-Construction Experience: Proven expertise taking projects from early procurement, package scoping, and subcontract awards right through to site execution, CVRs, variations, and final accounts. Contractual Fluency: Deep, practical working knowledge of JCT Design & Build (D&B) contracts. CV Stability & Metrics: Demonstrated long stints with Tier 1 employers OR a proven track record of managing reliable commercial numbers on complex residential schemes. Role Details Duration: 6-month initial engagement with strong potential for extension. Engagement: Day rate only - operating strictly Inside IR35 or via CIS. Availability: Immediate start required.
