Technical Manager / Assistant Technical Manager Location: Glasgow (Office-Based) Reporting to: Senior Management Package: Competitive Salary + Car Allowance + Company Fuel Paid About the Role We are a premier Glasgow-based residential developer specialising in high-quality multi-storey and housing developments. We are seeking a highly capable Technical Manager (or a driven Assistant Technical Manager) to oversee the technical lifecycle of our projects through both construction and post-construction stages. This role bridges the gap between design and delivery. You will take full ownership of services, warranty sign-offs, and contractor design elements during the build, while critically driving post-completion NHBC defect resolutions and asset adoptions. Key Responsibilities ·Asset Adoptions & Bonds: Progress road and water/waste-water asset adoptions; clear road bonds, manage sewer recoveries, and resolve statutory authority issues. ·Warranty & Sign-Offs: Collate design, environmental, and engineering data to secure NHBC technical sign-off and clear post-completion legacy defects. ·Contractor Design Elements (CDE): Collaborate with architects, engineers, and subcontractors to assemble CDE packages supporting building warrant applications. ·Utility Coordination: Lead communication and design-to-installation coordination with multi-utility contractors to meet strict project timelines. ·Environmental & Site Works: Oversee site investigation environmental works alongside geotechnical engineers to achieve NHBC and council sign-offs. ·Post-Completion Resolution: Investigate legacy site defects by reviewing historical design data and conducting hands-on site investigations. ·Technical Documentation: Produce site-specific technical specification documents in collaboration with internal departments. Candidate Requirements ·Experience: Proven technical experience within a new-build residential developer, main contractor, or multi-disciplinary consultancy background. ·Technical Literacy: Exceptional ability to absorb, analyse, and apply complex technical engineering and design information. ·Digital Proficiency: Strong computer skills with extensive experience navigating modern project portals, submission platforms, and digital management tools. ·Problem Solving: A proactive approach to investigating technical issues on-site and managing subcontractor remedial works. · Structure & Progression This role reports initially directly to senior construction leadership, working alongside a robust team that includes two Senior Development Managers. For a candidate entering at the Assistant level, your focus will remain sharply on construction-related technical delivery and utility/warranty management, offering a highly structured environment to master the developer technical lifecycle
