Working arrangement: Agile hybrid working, with 20%–40% of contractual hours worked from the reporting office or working location in Stratford
We are recruiting an experienced Neighbourhood Housing Lead to join a busy Housing Management team on a temporary basis. This is an excellent opportunity for a customer-focused housing professional who enjoys building strong relationships, solving problems and delivering reliable services for residents.
You will take ownership of the primary relationship with residents across an allocated patch of approximately 500–600 homes. The patch may cover areas including Bexley, Lewisham, Greenwich and Medway, so regular travel will be required.
Your focus will be on improving resident satisfaction, building trust and making sure residents receive a responsive, consistent and high-quality housing management service. You will act as the voice of residents, coordinate the resolution of issues and work closely with internal teams, contractors, local authorities and other external partners.

- Build meaningful and trusted relationships with tenants and leaseholders.
- Provide advice and information on tenancy, property and service charge matters.
- Manage tenancy issues, breaches, nuisance and anti-social behaviour, making specialist referrals where appropriate.
- Investigate and resolve neighbourhood concerns including waste management, fly-tipping, parking, abandoned vehicles, pets and graffiti.
- Carry out tenancy audits and inspections of homes, buildings, communal areas and open spaces.
- Identify, report, mitigate and escalate risks across your patch.
- Complete fire risk actions and other housing or property compliance activity within the required timescales.
- Prepare referrals for legal action, help complete court papers and attend court when required.
- Respond to complaints and enquiries from residents, councillors and MPs.
- Work with internal teams, contractors, local authorities, the police and other agencies to secure good outcomes for residents.
- Make appropriate referrals where residents need additional support.

You will also need:
- Experience of working directly with tenants or leaseholders.
- Knowledge of the regulatory environment for housing associations.
- Strong problem-solving and risk-management skills.
- The ability to explain complex information clearly.
- A valid driving licence and access to a car for work.
- A Basic DBS certificate or willingness to apply for one.
