This is a fantastic opportunity for a confident and organised Property Manager who enjoys building relationships, solving problems and managing a varied workload. You'll have responsibility for your own portfolio and plenty of variety day to day, working closely with landlords, tenants and trusted contractors. About the Role As Property Manager, you'll manage a portfolio of approximately 120–140 residential properties, overseeing everything from maintenance and inspections through to tenancy queries, rent reviews and ongoing compliance. You'll be the main point of contact for your landlords and tenants, so we're looking for someone who genuinely enjoys delivering great customer service. No two days will be quite the same, making this a great opportunity for a Property Manager who thrives in a busy, people-focused environment. Benefits Join a well-established and highly regarded independent property business Friendly and supportive team environment Varied role with ownership of your own property portfolio Opportunity to build long-term relationships with landlords and tenants Professional working environment with a strong reputation for service Scope to continue developing your property management knowledge and career Key Responsibilities Managing a portfolio of approximately 120–140 residential properties Acting as the key contact for landlords and tenants throughout the tenancy Responding to tenancy queries, concerns and disputes professionally and efficiently Coordinating maintenance and repairs, ensuring issues are followed through to resolution Obtaining and reviewing contractor quotations and estimates Arranging pre-tenancy, post-tenancy and property inspection works Maintaining accurate property records, case histories and diaries Ensuring properties and tenancies remain compliant with relevant legislation Building positive relationships with landlords, tenants and contractors Managing tenancy rent reviews and relevant notices Working in line with ARLA Propertymark guidelines and industry best practice About You We're looking for an experienced Property Manager who is confident managing a busy portfolio and providing a high standard of service. You'll ideally have: Previous experience within residential property management or lettings Excellent communication and customer service skills Strong organisation and the ability to confidently prioritise a busy workload A proactive, practical and solutions-focused approach Confidence dealing with maintenance issues and coordinating contractors The ability to build strong relationships with landlords and tenants Excellent attention to detail and administration skills Good IT skills ARLA Level 3 qualification would be advantageous but is not essential If you're an experienced Property Manager looking to join an established business where you'll have ownership of your portfolio and be part of a supportive team, we'd love to hear from you.
